maybe so , i know the av erage price is 850 to 900 but 1000 is a little overcharged. Also phone is not included in any basement (which is kind of obvious) , cable is though as far as i know .

$700 is nice, but i've been renting my basement for 3 years now, and getting $900, so maybe you guys might be charging too little and giving the basement away...
