There are many different factors in purchasing Real Estate (house or Condo). Example.. Condo fees (50%) are added into your TDS (Total Debit Service Ratio) therefore affecting the your qualifing amount, not so with a "House". Also Occupancy Fees on "Under Construction Condos" - this fee is like paying rent to the builder on the space of your condo until closing date. CMHC (Canadian Mortgage Housing Corp.), Property Taxes, Land-Transfer taxes, Appraisals, Lawyer fees etc... are all subjects you should become educated on before making one- if not -the biggest investment in your life. My advice, build a team of re****ble Lawyer(s), Realtor(s), Mortgage Speacialist(s) and for the Investertors Real Estate Accountant(s)...take advice from them........profit will follow...........

Yeah man... 20k or so extra, but it's stupid not to get a parking spot because after it's a LOT more difficult to sell the place if you don't have one.

Ya, i love my place, i live with my brother but there's way more than enough room for the both of us. Townhouses are worth looking into.

Parking spot you say?!?!?!? how much more is that?, i think something like another $20000.....KNUTS!!!!!

Totally agree bro.
The extra space can be rented out, plus you've gotta think long term. Eventually your gonna wanna get married and have a family and you will need the space.
And if for the moment you are by yourself than you are paying condo fees that will not do anything to help your mortgage by yourself.
You can't rent out any space in a small condo to cover those costs, but with a house you can.
Just a personal opinion.

I recommend looking at townhouse condos or condos for resale that have been built a while ago... you can find some nice ones that are a lot bigger than what you can buy these days...

for example my place is two floors + two bedrooms and 3 bathrooms (ensuite bathroom in each bedroom + 1 downstairs for guests).. it's very spacious and they aren't building them like this anymore (everything is tiny these days).

anyway my two cents. also don't purchase anything with no parking spot.

but a house will always give u more in return when it comes down to selling it....

also remember that u will also need xtra money on top of the down payment, minimum $5000 for lawyars and all the paper work.

I'm with dogo buying is never a bad thing and the faster u do it the better.

Assuming someone making an average income, say 30 to 40 G’s?… living on their own (paying rent, expenses, etc..) I can’t see them saving more than 10.000 a year and even THAT would probably be pushing it, I guess


A $250.000 condo that's being built, that you put something down NOW to take possession in a year or two, and real estate going up on average, what? 3 to 5%? … it should AT LEAST go up that much as well (assuming real estate prices keeps it’s pace) so you’d be ahead by probably 10 or 20 grand and ahead of the game by a year or two. By  investing, really, very little….
And then just occupy your condo for a few months till you find a home, or just sell it right away.... but that's just what I think

If your looking into purchasing a condominium, I would recommend a LOFT. Even though they are relatively small the high ceilings help make you feel like you have more space.

Always research the amenities offered in your building...because you are PAYING for those conveniences. If you cond need a bowling ally and movie theatre...DONT BUY THERE. Your maintenance fees will be ridiculous. Especially if you are looking downtown. Look for a place that has very little built in. The idea is to keep your maintainence fees as low as possible, because it is in addition to your regular mortgage payment.

One last thing...BALCONY....make sure you have one- the extra living space is wonderful.

For this amount you can still find a little house that will be bigger than a condo. And If you are worried about house expenses (what would be condo fees, kind of thing), it shouldn't be that much. I am sure you can cut your own grass and shovel the snow (you won't have a huge perimeter to cover anyway), etc.....

      I agree I wanted to buy a condo..but they are small!! Like wutda hell the new condos they are making nowadays are wayyyyy smaller...then if you notice the older ones..the olders are actually biggerr looks like a first floor of a house...


I would definately buy a house better...way more space and they have backyards!

EXACTLY!!


I checked out many units like that....and they are smaller than the measurements say....because of the layout.....I can't even tell you how SMALL the closets are and there is no storage room inside the appartment....they just give you that dinky locker downstairs....

Seeing as how I'm renting my condo now, I had an option to buy it and I said FORGET IT!!!  My view now has been obstructed by new buildings in front of me so I know the value just went straight to hell. 


I was looking at the floorplans on the tridel website and you've gotta be kidding me.  My 1bdrm+den is 775 sq ft.  I live alone and I still find it crammed.  I just can't see a 1bdrm+den being 677 sq ft going for $250,000!!!!!!

I looked at those as well......(check your PMs)


That area is great for singles.....young working business class....the units in that area are sooooo small....even the 2 bedrooms....people use 1 room to sleep and the other to work from.....


If this is what you are looking for....check it out and invest right away...they sell so fast!

I'd probably go for something that's being built NOW but ready around the time you're planning to move in.... usually only requires a small downpayment to reserve it.... and the rest of the downpayment on closing (so you'll have time to save)
The good thing I notice about these is that you have the opportunity to buy at TODAYS prices instead of next years........ which likely (emphasis on "likely") will be many thousand dollars more


I dunno, just experience that a couple of my friends had, when getting their condo

I am planning to buy a condo hopefully by mid next year..im starting to save up !!!!


I was hoping someone here is into the Real Estate area..someone who can give me advise about owning a condo...prices ranges..down payments..etc..


Who do you recommend?
