Not very nice telling me that I dont know what I'm talking about :(
I do know the area.....I went to highschool in that vecinity and
many of my highschool friends live in those "million dollar houses"
as you say.....so I grew up around there for like 5 years....lol

Do you also know that the crime rate around the area is high?
So no matter what condos they built, and I'm sure that they are gorgeous......
I look for security and peacefulness first.
I'm sure those condos have everything I'm looking for, but if the area is not safe,
I won't bother looking at everything else.

Thanks for the link.....it will be useful for many other people

where is this highschool u speak of exactly (street names)??

THE AREA AROUND KIPLING STATION IS NOT THE GREATEST OR CLEANEST
YES ITS CLOSER TO THE SUBWAY, EVEN DOWNTOWN AND MISSISAUGA....
BUT WHAT ELSE DOES THE AREA HAVE TO OFFER?
(I KNOW THAT AREA WELL)

I'M NOT PICKY.....BUT I PERSONALLY LOOK FOR:

SAFETY (SECURITY)
CLEANLINESS 100%
MODERN (IT'S 2005, SO I DON'T WANT THE PLACE LOOKING LIKE A 1980 UNIT)
CLASSY
BALCONY
CLOSE TO SHOPPING
NEUTRAL & CENTRAL AREA (30 MIN AT THE MAX FROM ANYWHERE I WANNA GO)
I WOULD LIKE A GYM
INDIVIDUAL UNIT A/C & HEATING
APPLIANCES
ACCESSIBLE AND SAFE PARKING PARKING (INDOOR AND OUT)
SWIMMING POOL
TERRACE
PARTY ROOM

they are building some new condos in front of Kipling station....this is a gr8 location close to the HWY and subway(20 min to downtown toronto) if i was buying a condo I would really consider this place, plus the location is top noch for real estate investment.

I would really cosider 'condo fees" when even cosidering buying a condo

Your typical fee is above $280 (and that's the low end) at todays mortgage rates you can afford to buy $60 g's or more, worth of property with almost $300 (and that's assuming your fees are low) just a thought

also don't buy a condo without parking!!!! hurts the resale value

that's a good point ..thx...

When you bought yours did you pay the 100% of the listed price ?

i paid like 40k more than retail price.. bidding war.. lol

but they had priced it less than the value of the other units that had sold recently on purpose (this was 4 years ago)

the value's gone up about 30% since then and we plan on dumping about 20k in renovations this year then selling it over next summer....

i live in a two floor condo/townhouse in the king west area. when we bought we looked at resale and new condos and saw that the new condos generally tended to be smaller than the old ones. i ended up buying a resale condo because each bedroom had its own ensuite bathroom + a 2 piece on the lower floor for guests... you don't see that in most newer condos

so yeah if you look at resale you might see something that's a little bigger
